The 4,200 SF residential house was improved to a Childcare per (E) Occupancy classification. The internal space was totally remodeled and upgraded per the ADA compliance codes. New restrooms, wider hallways, and tempered glasses were considered to make the space per (E) Occupancy Classification. Walls were removed and new openings were designed to create egress and Fire Safety plans. The garage had to be converted to playroom. As such, all internal walls, ceilings, and electrical were redesigned to be up to code, and new materials had to be selected and ordered while considering to keep the construction costs within the budget of the client. Good communication between the owner, the City of Tracy and the General Contractor, made this project happen in a short time of period.
